Some new houses are also found within established areas, where in-fill and higher density housing is occurring as vacant land runs out. These are typically homes built by executive families, but also include some lower cost first homes and retirement homes in the coastal areas of New Zealand.

Brand New Houses contain a cross section of age groups, and are mainly family households occupying larger than average sized homes. Apart from the inner city homes, the new subdivisions contain the typical New Zealand home: separate houses on their own sections. 70% of these homes are owned or partly owned by the occupants, which is slightly higher than average, with the balance being privately rented. Although these homes are larger than average, mean prices are lower due to lower land prices usually found further away from the central city.

There are more Asian and fewer Maori and Pacific Islander new homeowners than typically found elsewhere, and quite a few new homeowners are recent immigrants. Occupations are often managerial, technical or trades oriented. Brand New Houses are slightly more educated than the rest of the population, which results in an above average median household income of approximately $45,500 per annum.

Internet access is high in these neighbourhoods. Motor vehicle ownership is high, with many households having 3 or more vehicles, and very few have only one car. Cars are a necessity for commuting from the outskirts of the city to get to work.
